General Estate Information

Geylang Bahru Industrial Estate is a bustling industrial area which is well connected to major roads such as Pan Island Expressway, Geylang Bahru and Kallang Bahru. Built since 1974, it houses a total of about 184 units in single storey terrace workshop blocks. The Typical unit floor size is about 115 sqm. There is 1 eating house within the estate providing a variety of food stalls serving the workers and customers to the workshops.

Future Plans

Based on Gazetted Master Plan 2008, the industrial estate is currently zoned for non-industrial uses viz education institution and residential uses.(Please visit Urban Redevelopment Authority website to view the Master Plan for the estate. You may key in "Geylang Bahru Terrace " under Streetname query to locate the estate.) However, there is currently no immediate plan to redevelop the estate within the next 5 years .(Please note that this is only estimated timing and is still subject to HDB's yearly reviews on the IRP taking into account of various factors such as economic conditions.)

One of the terrace workshop blocks viz Blk 83 was affected by earlier HDB's relocation exercise (Batch 8) under HDB Industrial Redevelopment Programme (IRP). To cluster food tenants within the same food development for better synergy, the affected Batch 8 food-related tenants were relocated to the replacement units at Gourmet East Kitchen, a high-rise food development at Bedok, in Aug 2003. Blk 83 is currently being let out for temporary occupation licences for light industries.

Based on current HDB's IRP, there are currently no plans to redevelop the estate within the next 5 years. Pending the redevelopment plan, the existing tenancies will continue to be renewed up to 3 years. Sufficient ample relocation notices of at least 18 months will be given to the affected tenants. In most cases, it will take about 2-3 years after the relocation notices for tenants to move out the affected premises physically.
