General Estate Information

Built in 1977 to 1981, Eunos Industrial Estate is located in a bustling industrial area, bounded by the major roads such as Pan Island Expressway, Geylang Serai and Paya Lebar Road, and well located between Paya Lebar and Eunos MRT stations. Housing a total of over 800 units, the estate comprises mainly single storey terrace workshop blocks and some 4-storey industrial shop blocks. The Typical floor size of a terrace workshop is about 216 sqm whilst an industrial shop is about 116 sqm. It has 4 eating houses within the estate providing a variety of food stalls serving the workers and customers to the workshops.

Future Plans

Part of the industrial estate was affected by earlier HDB's relocation exercises (Batch 6, 8 & 9) under HDB Industrial Redevelopment Programme (IRP). (Please visit Urban Redevelopment Authority website to view the Master Plan for the estate. You may key in "Eunos Avenue 5" under Streetname query to locate the estate.)The affected tenants in Batch 6 & 8 were relocated to the replacement units at EASTLink and Gourmet East Kitchen at Bedok in Nov 2002 and Aug 2003 respectively. Part of the vacated site has been redeveloped into public housing. Some of the Batch 9 affected motor-related tenants (Blk 1039-1040, 1043-1044 & 1059-1070) were relocated in May 2009 to the new motor workshop at AutoBay@Kaki Bukit to alleviate the pollution caused to the water catchment area of Marina Reservoir. The units vacated by these Batch 9 affected tenants are re-let for light storage or clean and light usage (subject to NEA’s approval) on Temporary Occupation Licences pending future redevelopment plans.

Based on URA's Gazetted Master Plan 2008, the majority of Eunos Industrial Estate is currently zoned for non-industrial uses such as residential, business park etc. Under HDB's Industrial Redevelopment Programme, there are plans to redevelop the estate within the next 5 years.(Please note that this is only estimated timing and is still subject to HDB's yearly reviews on the IRP taking into account of various factors such as economic conditions.)

Pending the future redevelopment plans, the existing tenancies will continue to be renewed up to 3 years. Sufficient ample relocation notices (if any) of at least 18 months will be given to the affected tenants. In most cases, it will take about 2-3 years after the relocation notices for tenants to move out the affected premises physically.
