General Estate Information

Defu Industrial Estate is a large bustling estate bounded by Tampines Road, Hougang Ave 3 and Kallang Paya Lebar Expressway. Built in the in 1980 to 1985, it houses close to 900 units and comprises a wide and varied range of factories ranging from single storey terrace workshops, 4-storey industrial shops and prototype factories. The Typical floor size of a terrace workshop is about 116 sqm and an industrial shop is about 100 sqm. The floor size for prototype factories ranges from 900sqm to 5,200 sqm. There are 3 eating premises which provide a variety of food stalls serving the workers and customers to the estate.

Future Plans

Based on URA's Gazetted Master Plan 2008, Defu Industrial Estate is zoned mainly for Business 1 and 2 uses.(Please visit Urban Redevelopment Authority website to view the Master Plan for the estate. You may key in "Defu Avenue 1 " under Streetname query to locate the estate.)

HDB has plans to redevelop the industrial estate after Yr 2014 under the HDB Industrial Redevelopment Programme (IRP)(Please note that this is only estimated timing and is still subject to HDB's yearly reviews on the IRP taking into account of various factors such as economic conditions).  In the meantime, HDB is currently developing a Master Plan for Defu so as to guide the long-term comprehensive redevelopment of the estate. In drawing up the Defu Master Plan, HDB will take into consideration the market conditions and feedback from the relevant stakeholders. HDB will share with the industrialists at an appropriate time when the study is finalised.

Pending the future redevelopment plans, the existing tenancies will continue to be renewed up to 3 years. Sufficient ample relocation notices (if any) of at least 18 months will be given to the affected tenants. In most cases, it will take about 2-3 years after the relocation notices for tenants to move out the affected premises physically. For the prototype factories, longer relocation notices will be given to the affected tenants after the relocation announcement.
