House Rules

Being in an industrial environment, a neat and orderly environment helps create a safe working condition for all users.  To achieve that, good housekeeping within our industrial estates is an essential part of the process.

Good housekeeping is not just about cleanliness.  It involves every aspect of operations and should be applied throughout the entire industrial premises.  The removal of potential hazards that could lead to unwanted accidents or mishaps in the workplace is essential in helping you and your staff in getting the job done more efficiently and safely. 

To achieve the above, the following house rules shall be complied with at all times: 

1. Common Area

1.1 Keep common areas (including stairways, tree bed etc), parking lots, loading/unloading bays clear of obstructions and trade items.
1.2 Keep lift lobbies clear of obstructions.
1.3 Keep all service ducts clear of items.
1.4 Use only goods lifts for transporting of goods and materials.
1.5 Park your bicycles at designated bicycles parking point.
1.6 Keep your trade production activities confined within your unit and not at common areas.
1.7 Maintain proper housekeeping and avoid accumulation of stagnant waters in receptacles and containers (to prevent mosquito breeding).
1.8 Load/unload goods/materials at designated loading/unloading bays (and shift your vehicle out of the loading/unloading bay when there is no active loading/unloading activity).
1.9 Do not place skid tanks / containers at common area.
1.10 Do not display advertising materials / stickers / banners at common areas (e.g. lift walls, common area walls, building facade etc).
1.11 Do not hang laundries outside your unit.
1.12 Do not place potted plants along the scupper drains.
1.13 Do not place plants or any other items on the window ledge, parapet coping or any other facade of the building.
1.14 Do not tap water or electrical supply from sources at common areas.
1.15 Do not place vending machines at common areas.


2. Fire-Safety 

2.1 Keep fire-fighting equipment clear of obstructions.
2.2 Keep all fire-escape paths, accesses clear of obstructions.
2.3  Burn religious incense papers and offerings in burning bins provided at the external of building.
2.4 Carry out regular maintenance to exhaust duct and system installed.
2.5 Do not place combustible materials (e.g. LPG cylinders, diesel tank etc) at common areas.
2.6 Do not place canvas sheet outside your unit.

Do not carry out spray painting or hot-works/welding outside your unit.


3. Parking

3.1 Park your vehicle only at designated parking lot.
3.2 Keep fire-engine hardstanding clear.
3.3 Do not park accident vehicles at non-holding areas.
3.4 Do not park vehicles without licence plates within the industrial estate / complex.

Park vehicle within red box (along driveway fronting workshops) during workshop operating hours only.

(For motor repair complex)
3.6 Do not park at double yellow / zig-zagged lines.
3.7 Do not place items (e.g. cones, chairs etc) on common parking lots.
3.8 Do not place skid tanks / containers at parking lot without prior approval from HDB.


4. Waste Disposal

4.1 Dispose all your in-house trade wastes in the trade bins allocated (for Industrial Complexes).
4.2 Engage a licenced wastes collector to collect and dispose your general and trade wastes regularly (for Terrace Workshops and Industrial Shops).
4.3 Separate your wastes and dispose recyclable wastes in recycling bins located at 1st storey lift lobby.



In order to ensure a safe and conducive environment for all users of the estate, industrial tenants/lessees are advised to observe NEA's guidelines for Boundary Noise Limits for Factory Premises.
